There is nothing more fun than an old-fashioned road trip. I love taking to the open road and exploring our country. Now, I’ve been a „road tripper“ for some time and though I love air travel, I love the road trip because that’s how you can really experience the country. So it’s time to get your favorite tunes and munchies ready and plan your open road trip adventure with these ten easy road trip travel tips.

1. Plan your trip. First, you need to determine where you’re going to go and then plan your trip. Planning doesn’t have to take a long a time, but you do need to know the route you’re going to drive and points of interest along the way that you’re going to want to stop and explore. Half the fun of a road trip is seeing the sites along the way. I like to MapQuest my trip and have that as my main plan of attack for my road trip. GPS is very popular these days and I recommend them, but you can’t always rely on them when you hit construction zones or accidents on your journey. That’s why it’s essential that you have a real map with you for the areas you’ll be traveling to and to plan alternate routes if necessary.

2. Make your hotel reservations BEFORE you go. Part of the fun when traveling on the road is stopping wherever your heart desires, but there’s nothing worse than a „no room at the inn“ experience on a road trip. You may not realize that there is a „Comic Book Trade Show,“ „Strawberry Festival“ or convention in town while you’re visiting and there are no rooms to be had. If you do not book your reservations in advance, not only are you running the risk of having to sleep in your car but also you can’t manage your road trip budget effectively. If you’re traveling with your family or a group of friends, consider staying at an all-suite hotel or even renting a time share, a great option for families taking a road trip. Did you know that 90 percent of people who own a timeshare don’t utilize it on a regular basis? Many great offers can be found at some of the bigger hotel chains that offer timeshares and many of them even have a washer and dryer. If you have a car that is no longer under warranty or has automatic roadside assistance, then a American Automobile Association membership is a necessity as it will save you a fortune in the unfortunate event you have a break down and have to have your car towed. If you’re at all concerned that your current vehicle is not „road trip worthy,“ then you may want to consider renting a vehicle for your road trip. I did this for my trip to Arizona as I found a great deal on a rental car and had the peace of mind for my road trip.

4. Pack your own food and plan a picnic. I used to be addicted to stopping at fast food joints on a road trip. There was something that felt fun about that on a trip but I’ve since learned that I prefer to pack my own food for my journey. It doesn’t just keep me eating healthier, but it also saves money, too, especially if you’re traveling with your family. Also, if you plan ahead, you may find that there is a great stop for a scenic picnic in your travels and packing a picnic is so much better than flying through the Drive-through. If you do make a stop, either for a picnic or to explore a cool sight along the way.

5. Bring great music or audible books with you! Music is truly the soundtrack of our lives and every road trip needs a soundtrack. I think of my trip to Seattle every time I hear a Phil Collins song from „No Jacket Required“ because that was the primary music I was listening to on that trip. I think of the Bahamas Harbor Island and the amazing walks on the Pink Sands Beach every time I hear Wilson Phillips music. It’s sort of like having a theme song for every vacation but hearing the music even today will evoke fun memories of wonderful trips. I also love catching up on books I’d like to read but somehow find it easier to listen to. That’s where audio books come in and you can download them to your mp3 player, iPhone, or other PDA device. !

6. Don’t forget to pack a boredom buster bag for the kids. One thing I’ve learned from producing for TV’s „The Travel Mom“ Emily Kaufman, is that if you’re traveling with kids, you need to make sure you have plenty to entertain them during your road trip. She calls this the boredom buster bag. Don’t forget to pack some kid music your children like along with fun travel games that include magnetic board games. DVD players are an option for really long trips and as long as your child isn’t prone to car sickness. Of course, electronic games will keep your kids occupied but I would encourage you to limit the time on these toys especially if you’re traveling through some great scenic areas. It’s an excellent chance to bond as a family and your child’s memory of the trip will be lost if they’re lost in a Game Boy.

7. Remember, a road trip is as much about the journey as it is about the destination. One of my all time favorite road trips was the day my niece, Jessica, and I drove 52 enchanting miles on the „Road to Hana“ on the island of Maui in Hawaii. I’ll never forget that the guide book said, „Remember, Hana is not a destination, it’s a journey.“ Hana is located about 52 miles from Kahului, however a typical trip to Hana takes at least three hours, as the road is very winding with approximately 620 curves over 59 bridges, 46 of which have only one-lane. This delightful road trip is a memorable journey that winds through a lush, tropical rain forest that is laced with tumbling waterfalls, black sand beaches, scenic lava cliffs, fresh fruit stands, and tropical hillsides. Jessica and I stopped at least ten times including one stop to picnic on that black sand beach. We took photos by waterfalls, delicious fruit stands and beautiful tropical flower gardens. You should treat your road trip vacation the same way we did our Road to Hana: Enjoy your road trip as a journey, not a destination.

8. Make good use of every stop. I like to plan my stops for fuel, food, and restrooms so that I utilize my time efficiently and don’t waste time making three stops instead of one. Probably the most important thing is that every time you do stop, make sure everyone in the car uses the restroom (even if they think they don’t have to right then). This will cut down on the stops you’ll make only for that purpose. Also, if you’re traveling with kids, and you just need to stop for the restroom, I recommend stopping at a Starbucks. Parents can get a coffee or an ice tea, the restrooms are clean, and there are not a lot of distractions for kids (like toys to buy) that a truck stop or gas station may have. Use the Starbucks store locator at their website to help you plan your stops before you go. Do be a „good egg“ and make a purchase at Starbucks while you’re there.

9. Avoid Trouble. When you’re on a road trip, you need to be street wise. Don’t be a target for crime by leaving your valuables on the seat in your car (DVD players, Game Boys, etc.) and don’t advertise you’re on a road trip with pillows and blankets every where. When you park your car, hide your valuables and road trip creature comforts. If you are proactive at keeping your „I’m on a road trip clues“ clearly hidden, any thief or troublemaker should just walk right by your car. Other street wise considerations is to always park where there is good light and foot traffic and make sure your windows are rolled up and the doors are locked whenever you leave your car. You may also want to purchase items like „the Club“ if you like that extra insurance for safety. Finally, when you’re driving, watch your speed. Speeding gives you the chance to get a ticket and more importantly, it decreases your time to react if the need should arise. If you are the driver, you are responsible for your passengers. When you see signs that say, „Speed limits are photo enforced,“ believe them. Other good driving tips include avoiding rush hour, especially in bigger cities, and whenever possible take turns driving with other people in the car. You’ll also want to avoid driving at night if you are not familiar with your surroundings.

What is a short sale:

A short sale is simply a sale in which the proceeds are not enough to cover all of the outstanding obligations associated with the sale of the home including the mortgage or mortgages, unpaid property taxes, attorney’s fees, title expenses, commissions, etc. This shortage would require the seller to bring money to the closing or to negotiate a „shorted“ payoff with their lender. The lender has no obligation to agree to this, but many will. In most cases, a short sale is attempted by sellers who are facing foreclosure or have fallen behind and no longer have the ability to continue making their payments.

The process:

There are a lot of misconceptions about the short sale process and the lender’s role in it, even among some Realtor®s. The seller’s lender’s role is nothing more than that of a contingency. This can vary by state depending on whether it’s a title theory state or lien theory state. This information applies to Illinois, which is a lien theory state (the owner holds title and the lender holds a lien on the property)

The seller owns the home and ultimately is the one who, with the help of their agent, accepts, rejects or proposes a counter offer once an offer is received. When the offer is accepted by the seller, it is done so contingent on their lender agreeing to accept the net proceeds of the sale as full settlement of the amounts owed. I’ve had more than one occasion where an agent working for a buyer asks when their offer will be submitted to the bank, even before the seller has agreed to accept it. It can add to the confusion if multiple offers are received. Some think that all offers must be presented to the lender. This is not accurate. All offers must be presented to the seller, not to the lender. The goal of the listing agent should be to obtain the best offer possible, thereby giving the transaction the best possible chance of actually closing.

What are the odds of a successful closing?

They’re actually better than they used to be. Nowadays it makes sense for banks to seriously consider accepting a short sale as, in many cases, they net more money overall versus going through the whole foreclosure process, taking the home back and marketing it as an REO (Real Estate Owned). Illinois is a judicial foreclosure state. Some states are non-judicial. Judicial foreclosures take much more time to complete. In Illinois, the process can take a year or more. There are some states which take upwards of 3 years. When you consider that, in most cases, the bank is receiving nothing while the process drags along, you start to see their motivation to consider other options. Add to this the deterioration to the property during that time and the additional carrying costs, and the benefits to the bank become even more clear. The bank in this situation, much like the homeowner, is looking for the best way to limit their losses.

The benefits of a short sale:

Lenders generally don’t allow the seller to receive any of the proceeds of the sale. This is fair when you consider that the whole basis of the short sale is negotiating with the lender to get them to take less than what they’re owed. The only exception I’ve seen to this was years ago when, due to an error, we were out of balance by $.06 The title company actually cut a check to the seller for six cents! As a seller in this situation, one needs to keep in mind that, if the lender agrees to the short sale, they are allowing the seller to avoid having a foreclosure on their record which follows them around for many years. Additionally, most short sales also let the seller out from under the debt without being chased for a deficiency. These two things should be all the motivation you need. there are no guarantees of being successful but it’s certainly worth the effort.

Who should you call?

These transactions are not for beginners. There is no substitute for experience when it comes to navigating through this process. An experienced agent and attorney are crucial. In this situation it makes sense to ask a lot of questions. There are specialized short sale/foreclosure courses available for agents. Some are very worthwhile but these courses alone don’t necessarily make the agent an expert. An agent referred by a seller who’s been through this process is definitely someone worth talking to.

What will it cost?

In most cases, it will cost you nothing unless there’s an upfront fee charged by the agent to list the home. All agents negotiate their own fees. It should cost you nothing to talk to an agent and get information. All commissions and other closing costs a seller would normally pay will be factored in and, if the lender agrees to the short sale, they are agreeing to the net amount of the sale so essentially, it is the lender that is paying your closing costs. The buzzword today with residential real estate agents is staging. Staging a home can change a homes atmosphere that appeals to homebuyers and which may bring a higher price and accelerate market time. By adding small decorative touches, rearranging or deleting furniture or creating vignettes a home can look like a professional stager was hired.

Mark Nash author of 1001 Tips for Buying and Selling a Home has seen the best and worst in home staging as a real estate broker in Chicago and he shares some do’s and don’ts for home sellers that want to try to stage their home.

Do’s

-Pick-up recent home decorating magazines. If your not up to speed on current decorating trends it will help familiarize yourself with how interior design is being marketed. Tab pages with low-cost ideas that which will make your home say today.

-Invite a friend or real estate agent over. A second or third pair of eyes will help you accent the best and edit the worst in your home. Be prepared for some constructive criticism. You want to hear it before you put your home on market, not as feedback from prospective buyers. Go room-by-room with a worksheet so you can take notes. Depending on how much time you have available for an update or a makeover, you will need to prioritize and figure out what will give you the biggest return. Do this at least two months before you put your house on market.

-Stage a home office if you don’t have one. They’re not a trend; they’re required for homebuyers in 2006. Many homebuyers today work from home part or full-time or want a space where they can organize their life and park a computer. Find an extra bedroom, walk-in closet or an unused corner and convert into a home office. Make sure there is a convenient electric, telephone and cable supply.

-Focus on living spaces. These areas are where the majority of homebuyers will spend their time. Place a side table and a floor lamp next to a comfortable chair as a reading corner. Float sofas and coffee tables away from walls for a designer look. Use area rugs to anchor furniture groupings on bare tile and wood floors. Living spaces must have matching table lamps. Streamline family photos and place green plants in room. Fireplaces should always be operable and on in season. Place groupings of candles and clear glass bowls filled with natural potpourri on side and coffee tables. Substantial wicker baskets can organize magazines, remote controls and toys. Limit knick-knacks to make room for staging materials.

-Give attention to Kitchens. Put away in a handy drawer all dish towels and rags. Reduce recipe boxes, barrels of cooking utensils, excess-cooking machines, and cookbooks by two-thirds to open up counter spaces. For a quick update put new hardware on cabinets. Find an out-of-the-way place for a portable dishwasher. Clean off everything on the refrigerator door. Omit throw rugs scattered around the kitchen. Clean off windowsills to open up exterior views. Organize cabinets with clear containers. If you can’t see the back wall of a cabinet, buyers will think you don’t have enough storage space. Ditto closets. Budget to keep a variety of fresh fruit in a glass bowl on the counter. Edit family bulletin boards. Remove old curtains and install new wood blinds on windows.

-Spend time on sleeping and bathing spaces. Often over looked in the frenzy to get a home on market, these spaces can make or break a home. Buy a set that consists of a matching bed skirt, bed spread, pillow covers and blinds to match. Buy a new shower curtain and separate liner. Wash the liner often if mold develops. Add complete sets of towels that coordinate with your new shower curtain. Clear all cosmetics off vanity. If you have an over-the-toilet cabinet consider removing and place a piece of artwork in its place. Remember to keep items in the „too much information“ category, out of view. If you have a king-size bed in a small room, you’ll pay to have buyers over come this negative, so get rid of it now. Clear off dresser and nightstands of excess. Make sure the bedroom receives the maximum natural light. Install closet organizers in closets. Eliminate wall and door hooks for clothes. People might look under your bed, no surprises please.

-Remember first impressions in entries. A simple consol table with mirror over makes a nice entranceway. Make sure this space is well lit day or night. Place adhesive under rugs so buyers don’t trip or slide.

Don’ts

-Use inexpensive silk flowers. Nothing distracts buyers more that silk flowers that are past their time, inappropriate for the season or thrown together. Throw them out, now.

-Forget to upgrade Fido’s bowl. I’ve experienced more unhealthy pet food bowls, watering stations and litter boxes than I care to remember. We know you love your pet, but prove it to homebuyers.

-Overlook window coverings. Buyers today think less is more in window fashion. They want the most light and the least embellishment on windows. And no layered treatments with sheer panels please.

-Use low wattage light bulbs. Dark, dim rooms are unappealing to homebuyers. They want to see what they might buy. Replace bulbs with manufacture recommended wattages and especially the burned out ones. The newer low-energy bulbs don’t cast home or people in flattering light.

-Think that everyone loves wallpaper. No two people have the same taste in this instant decorator finishes. If it’s more than three years old, take it down and paint in a neutral color. And wallpaper boarders are out.

-Paint with commitment colors. If you’ve determined that you need to paint, stay away from bold or as I call them commitment colors. Commitment colors are those buyers either love or hate. It can be difficult for buyers to overlay their style on them. As one client said to me “ I don’t live in a magazine.“

-Think cleaning is a part of staging. Cleaning is what you do before staging. Everything should shimmer and shine. Don’t forget the windows.
